Barcelona is the most expensive city in Spain for housing. Additionally, it is the city where it costs the most to pay a mortgage.
In fact, Barcelona residents spend almost half of their income (45.7%) on paying for their own home.
The average price per square meter in Barcelona is 3,474 euros, the highest of the country’s main cities.
The appraiser Tinsa, which quarterly takes stock of the residential situation throughout Spain, included these data in its report on local markets for the first quarter of 2022.
In general, the study concludes “a widespread dynamism” throughout Spain, reflecting year-on-year price increases in 48 of the country’s capitals.
The increases range from 0.3% in Santander to 11.6% in Palma. Half of the cities studied registered variations ranging from 1 to 4%. Only five capitals recorded decreases: Palencia, Orense, Jaén, Zamora and Ciudad Real.
Barcelona: where you pay the most expensive housing
The study analyzes the six largest Spanish capital cities, with Barcelona occupying first place with 3,474 €/m2. It is followed by Madrid with 3,444 €/m2; Seville with 1,917 €/m2; Malaga with 1,916 €/m2; Valencia with 1,687 €/m2 and Zaragoza with 1,525 €/m2.
Other data reveal that the average number of loans signed to obtain a mortgage in Barcelona was 176,356 euros. In Madrid 203,000; followed by Malaga 163,462; then Zaragoza 118,756; in Seville 114,377 and in Valencia 104,617.
By districts the most expensive in Barcelona is Sarrià-Sant Gervasi with 4,655 euros/m2.
During 2021 most of the city’s districts registered moderate price increases.
