Barcelona's most expensive apartment ever sold for 40 million euros

The investment group KKH Property sold the most expensive apartment in the history of Barcelona for a value of 40 million euros.

This is the penthouse of the former Deutsche Bank tower located on the privileged corner of Passeig de Gràcia and Avinguda de la Diagonal in Barcelona.

It is a house with two floors and a total area of 650 square meters. The square meter of the property is estimated at just over 61,538 euros.

It is known that the buyer was a foreigner, a lover of super luxury homes who will organize and decorate his new acquisition to his taste and comfort.

In addition to this sale, sources close to the investors state that in addition to this penthouse located on the 19th and 20th floors, sales have also been closed for two of the three single-floor dwellings on floors 16 to 18.

The building has a total of 34 super-luxury floors.

By 2022, the management companies indicated that up to the 10th floor, housing reached a record price for the whole of Spain of 30,000 euros per square meter.

By that time, eight homes had already been sold and sales continued to progress.

However, in the midst of this sales performance last year, the penthouse managed to reach the record price in Barcelona and also in Spain.

Prior investment

For its part, KKH Property Investors made an investment of €180 million in the project, thereby managing to purchase the former headquarters of the German bank in 2014.

Their objective was to rehabilitate it and convert it into luxurious housing with common spaces to offer other services.

Inside, there is a library, meeting rooms, gym, swimming pool and a garden terrace. These spaces are managed by the Mandarin Oriental hotel group.

At the time, the company bought the old tower for 90 million euros, when Passeig de Gràcia and Diagonal had just been renovated under the mandate of Mayor Xavier Trias.

The intention was to turn it into a luxury hotel managed by the Four Seasons chain, but with the change of municipal government in 2015, a moratorium on new hotel licenses was issued and new ones were prohibited from opening in the center, the project had to be redirected towards super-luxury housing.

The super luxury residential market in Barcelona

He is considered relatively new to the Catalan capital. In fact, the former bank headquarters was preceded by a unique building that housed the Winterthur insurance company in Plaça de Francesc Macià.

There are seven apartments of 600 square meters each, occupying entire floors. Five of them were sold last year. This development reached a figure of 20,000 euros per square meter.
